Telangana Govt to Auction 400 Acres in Gachibowli, Eyes Rs 20,000 Crore Revenue

 - Sakshi Post

Hyderabad: The Telangana state government is set to auction 400 acres of prime land in Gachibowli to generate funds for development initiatives. The Telangana Industrial Infrastructure Corporation (TGIIC) has been entrusted with designing a master layout for the land parcel and has already invited bids for consultants to oversee the planning and auctioning process. This marks the first significant land auction undertaken by the Congress-led government since assuming office in December 2023.

Prime Location in Cyberabad

According to the bid document, the 400-acre site is located at Survey No. 25(P) in Kancha Gachibowli village, Serilingampally Mandal, Rangareddy district. Given its strategic position within Hyderabad’s rapidly growing IT/ITeS and residential hub, the land is expected to attract substantial investor interest. The government anticipates raising over Rs 20,000 crore through phased auctions.

The site boasts excellent connectivity, situated approximately 7-8 km from Hitec City, 15-18 km from Panjagutta crossroads, 22 km from Secunderabad railway station, and about 33 km from Rajiv Gandhi International Airport in Shamshabad.

Key Business and IT Hub

The auctioned land falls within Cyberabad, a key commercial and IT hub housing major districts such as Hitec City and the Financial District. Recognized as Hyderabad’s Central Business District (CBD), this area is home to over 100 global IT/ITeS and BFSI companies, collectively employing nearly 10 lakh professionals. Additionally, the recently developed Hyderabad Knowledge City at Raidurg, spread across 470 acres, further strengthens the region’s business ecosystem.

With TGIIC aiming to develop a world-class sustainable "Master Plan Layout" for the land, the auction is expected to significantly boost Hyderabad’s real estate and business landscape.
