Many homebuyers in Hyderabad are asking the same question in 2026: Should I buy an apartment now or wait for prices to come down? While some believe property rates will fall in the coming months, others feel prices will continue to rise. The latest market trends provide a clearer picture of where Hyderabad's real estate sector is heading.

Home Sales Continue to Improve

Despite speculation about a slowdown, Hyderabad's housing market remained active throughout 2025. More than 38,000 residential properties were sold during the year, showing a slight increase compared to the previous year. Interestingly, home sales gained momentum during the second half of the year, indicating that buyer confidence remained strong.

Property Prices Continue to Rise

Many buyers delayed their purchase, hoping for a price correction. However, residential property prices moved in the opposite direction. On average, apartment prices increased by around 13% over the year, allowing many early buyers to benefit from higher property values.

IT Corridors Remain the Most Popular

Demand continues to be highest in Hyderabad's major IT and business hubs. Areas including Kokapet, Narsingi, Gachibowli, Kondapur, Puppalguda, Nanakramguda, Financial District, and Tellapur attracted the largest number of buyers.

Excellent road connectivity through the Outer Ring Road, expanding IT parks, international schools, hospitals, and commercial developments have kept these locations in high demand.

Luxury Homes See Strong Demand

The premium housing segment also performed well. Registrations for homes priced above ₹1 crore increased significantly during 2025. High-end properties contributed nearly half of the city's total property registration value, showing that demand for luxury homes remains healthy.

Builders Launch Fewer Projects

Developers adopted a more careful approach last year by introducing fewer new residential projects. Instead of launching large numbers of apartments across the city, builders focused on locations where buyer demand remains consistently high. This strategy has helped maintain market stability.

Buyers Have More Options

Hyderabad still has a large number of unsold apartments, giving buyers more choices than before. While demand remains strong in prime locations, some newly developing suburbs continue to have higher inventory levels. This allows buyers to negotiate better prices and compare multiple projects before making a decision.

Is 2026 the Right Time to Buy?

If you are purchasing a home for your own use and plan to stay there for several years, buying in 2026 could be a practical decision, especially if your finances comfortably support a home loan.

However, if your goal is short-term investment with expectations of rapid price appreciation, experts suggest being more selective. While Hyderabad's real estate market remains stable, sharp price jumps are no longer guaranteed across every project.

Overall, the city's property market continues to show steady growth rather than a major correction. Buyers should focus on location, builder reputation, and long-term value rather than waiting solely for prices to fall.
