The Eenadu office at Vijayawada's Benz Circle is at the centre of controversy, with allegations swirling around its ownership. Dolphin Apparao and his uncle are purportedly the rightful owners, but they claim that Ramoji Rao has betrayed them.

Dolphin Apparao initially leased the office for business for a substantial 33-year period. However, even after the lease's expiration, Ramoji Rao allegedly circumvented the legal system, presenting various reasons and papers to avoid vacating the space. This pattern of deception is not new for Ramoji Rao; it dates back to 1974 in Visakhapatnam and persists to this day, as documented in numerous newspaper articles.

Ramoji Rao's first office in Seethammadhara, Visakhapatnam, holds a similar tale. Few are aware that Ishwara Kumar Verma leased the location to Ramoji Rao for an exact 33-year term. The family of Ishwara Kumar Verma also owns the current head office in Somajiguda, Hyderabad. Ramoji Rao reportedly failed to vacate the premises even after the lease expired, a recurring theme in his alleged deceptive practices.

Beyond occupying spaces beyond the agreed-upon lease periods, Ramoji Rao faces accusations of deceitful dealings with government land. There are claims that Ramoji registered 872 sq. meters of land in his name as compensation in the place of 517 sq. meters of total 2.7 acres of Visakhapatnam land to the Municipal Commissioner's office for road widening.

Further scrutiny reveals that Eenadu's central office in Hyderabad was constructed on land belonging to Iswara Kumar Verma's family. Ramoji Rao's true intentions reportedly emerged when he attempts to sell the property to himself after the lease concludes, refusing to vacate.

The situation escalated to the point where the Supreme Court had to intervene. Eventually, Ramoji Rao had to purchase the property where the current head office in Hyderabad stands, concluding a saga of alleged deceptive practices that spans multiple locations and decades. These revelations raise questions about transparency and integrity in business dealings, emphasizing the need for accountability and legal scrutiny.
