Hyderabad Property Registrations Drop 14 Percent in January 2026

12 Feb, 2026 16:27 IST

Hyderabad’s residential property market began 2026 on a softer note, with property registrations witnessing a noticeable decline in January compared to the same period last year. According to data from the Telangana Registration and Stamps Department, accessed by Knight Frank India, a total of 4,686 residential units were registered in January 2026, marking a 14% drop from 5,464 units recorded in January 2025.

The overall value of properties registered during the month also decreased. Transactions amounted to over ₹2,917 crore in January 2026, down 16% from ₹3,463 crore in the corresponding month last year.

High-Value Segment Sees Correction

The slowdown was largely attributed to reduced activity in the premium housing segment. Homes priced above ₹1 crore registered a 17% year-on-year fall, with 684 units recorded in January 2026 compared to 823 units a year ago.

Shishir Baijal, Chairman and Managing Director of Knight Frank India, noted that the moderation reflects a cooling phase following strong momentum in the premium segment throughout 2025. Despite the dip in transaction volumes, high-value homes continued to play a significant role in the market. Properties priced above ₹1 crore accounted for 15% of total registrations but contributed 44% of the total transaction value, underlining sustained demand for upscale housing.

Buyer Preferences: Mid-Sized Homes Dominate

Apart from pricing trends, the size of homes also offered insight into buyer preferences. The majority of registrations—around 65%—were for properties measuring between 1,000 and 2,000 square feet. Larger homes exceeding 2,000 square feet accounted for 14% of transactions during the year, indicating consistent interest in spacious living options.

District-Wise Performance

At the district level, Medchal–Malkajgiri led the registrations chart, contributing 46% of total transactions in January 2026. Rangareddy followed with a 34% share, while Hyderabad district accounted for 19%. Sangareddy made up the remaining 1%.

Rangareddy district, traditionally known for high-ticket residential deals, experienced a sharp 27% year-on-year drop in registrations. Its contribution to overall transactions fell from 41% in January 2025 to 34% this year, significantly influencing the city’s overall decline.

However, established residential hubs such as Gachibowli and Kondapur continued to attract interest in premium apartment projects, suggesting that demand remains intact even though the number of deals has reduced.

Prices Hold Firm

While transaction volumes declined, pricing remained largely steady. The weighted average price of residential properties increased marginally by 1% year-on-year in January 2026.

Rangareddy district stood out with an 8% rise in average transacted prices, reflecting its growing importance as both a residential and commercial destination within the Hyderabad metropolitan region.

Luxury Deals Continue

Interestingly, the top five residential transactions in January 2026 involved properties valued above ₹6 crore. Of these, four were recorded in Rangareddy (West), while one transaction took place in central Hyderabad. This indicates that although overall registrations have moderated, ultra-luxury demand continues to remain active.

Market Outlook

The January data points to a phase of consolidation for Hyderabad’s real estate sector after a robust performance in 2025. While premium housing saw a correction in volumes, value contribution remains strong, and price stability suggests continued confidence among buyers.

Industry observers believe that the coming months will determine whether this moderation is temporary or signals a broader recalibration in the city’s residential market.
